Agent Guidelines
Our reputation is built on your work. These guidelines exist to protect seekers, protect agents, and keep the platform trustworthy.
Only submit real, available properties
Every property you submit must be genuinely available to rent at the stated price, in the stated area, and matching the seeker's brief requirements. Submitting fake, already-taken, or misrepresented properties results in immediate account suspension.
Respond within 24 hours
After claiming a brief, you have 7 days to submit properties. Seekers and admins can message you during this time. Respond within 24 hours. Consistently unresponsive agents are deprioritised in brief assignments.
Attend inspections you schedule
If you book an inspection, show up. No-shows harm the seeker's experience and your completion rate. If something changes, reschedule through the app at least 2 hours before the appointment.
Accurate photos and descriptions
Photos must be recent, unfiltered, and accurately represent the property. Descriptions must match what you saw. Do not use photos from property listings websites or other agents without permission.
No off-platform deals
All deal discussions and payments must happen through HouseRun. Attempting to move a seeker off-platform to avoid the agency fee is grounds for permanent suspension and forfeiture of all pending payouts.
Respect seekers at all times
Maintain professional communication. No harassment, inappropriate messages, or pressure tactics. Seekers have the right to decline any property without explanation.
Keep your profile current
Your active territories must reflect where you actually operate. If you move or expand, update your profile. Claiming briefs in areas you don't serve leads to poor outcomes and affects your rating.
Violations
First offence: warning and brief access suspended for 48 hours. Second offence: 14-day suspension. Third offence or severe violations (fraud, off-platform deals): permanent ban with forfeiture of pending payouts.
